With over 100k under management, it’s an understatement that this week’s guest knew what he was doing when he decided to leave the healthcare industry behind.
After acquiring his Bachelors of Nursing and Doctor of Nursing Practice from the University of North Florida, Tim Horvath found out first hand how real healthcare burnout was and decided to take his part time real estate investing interest into a full time gig. Bold City Commercial and Property Management was born.

Finding Solutions for Affordable Housing in Jax with a Build to Rent Developer
Last episode we talked about affordable housing and this week we do the same, but with a different asset. Daniel Blanchard of Southern Impressions builds multifamily and built to rent properties for investors and owner occupied properties.
While government oversight is nothing new to Blanchard, he shines a spotlight on Duval and the ways in which it is easier to develop here than other counties in our state. Daniel also has the novel concept of building multifamily structures on their own parcel IDs, so that every structure within a large group can be owned independently by different investors (or own them all if you’d like, and definitely give Daniel a call if that’s what you’re looking for).

Redefining Co-Living with PadSplit
Co-living is not a new concept, but it fell out of vogue a long time ago when starter homes were all the rage. With the increasing barrier to entry for single family homes as well as the rising cost of rents - co-living isn’t just necessary, it’s oftentimes the only choice for people who need to find a place to stay and immediately.
Padsplit and their Account Executive, Emanuel Premate have entered the chat. With 25,000 members strong and 11,000 units nationwide, Padsplit hopes to help both investors and the working class make the most of the predicament we find ourselves in today. By providing a tech-stacked all-in-one app for both owners and “members” (Padsplit’s term for tenants), both sides of the mid-term rental world find an easy, accessible, and transparent experience. With an average stay of 7.6 months, a recommendation rate of 83%, and increased economic mobility of members, it’s hard to find fault with this novel approach to addressing the issue of affordable housing in Jacksonville.

Best show for those interested in Jacksonville real estate
I don’t think there’s any other show out there that does a better job of giving someone the insider perspective on what’s driving the Jacksonville FL real estate market. I love the local guests’ giving the detailed, block by block info what’s driving the city’s evolution. Anyone who is doing business or investing in real estate in Jacksonville should be listening to this show!
Variety of different backgrounds and perspectives on success
I was introduced to Ian through a professor at my college. He had very insightful information to share, I figured his podcast would too. I was correct, each podcast has a different individual that shares their perspective on success and their mindset for said success. Each person he brings on to the podcast is a visionary with valuable information to share. Do recommend!
