Mosman high-tech home sells for circa $30m after just two weeks, now get set for $40m

A high-tech home in Mosman has been snapped up for circa $30m tonight after just two weeks on the market …. and the sales agents say the next one might be $40m.

“It’s crazy,” said Michael Coombs of Atlas. “We’re getting close to $200m worth of sales over the past few weeks.

“But there’s still a shortage of stock and prices in Mosman are continuing to get higher.

“It’s still good value though compared to the east and we’ve got buyers with more than $30m to spend for the right home… I wouldn’t be surprised if we see something sell for $40m soon.”

Tonight’s circa $30m sale was the stunning home of former Real Pet Food Company chief executive David Grant and his wife Lerida at 46 The Grove, which had six bedrooms, seven bathrooms and a five-car garage along with a pool and incredible harbour views.

Coombs and his colleague Bo Zhang launched the residence for sale a fortnight ago at a gala party with live music, drinks, canapes, a magician and a virtual golf competition.

On the day that the home appeared in the Mosman Daily as the House of the Week, the pair had four strong offers, including negotiations with a buyer from Sydney’s east.

But in the end it’s understood that Bo Zhang’s expertise in dealing with the local Chinese market paid off, with one of his buyers eventually winning the keys.

In today’s Mosman Daily, Coombs noted: “Elevated on Balmoral slopes, there are beautiful views from most rooms and this really big footprint could never be rebuilt.”

The writer, Kirsten Craze said that the 1990s home had been transformed into a four-level modern mansion after a thorough makeover by Hampton Architecture and Sandlik Constructions, with interiors by The Unlisted Collection and gardens by Bates Landscaping.

The Grants had bought the home in 2018 for $11m from VGI Partners founder Rob Luciano.

Everything down to the wiring and plumbing has been reimagined and to celebrate its transformation, Belle Magazine profiled the near-new residence in 2022.

The property has been transformed since the vendors bought it for $11m in 2018.

A home for the 21st century, the hi-tech house has 52 solar panels, Tesla batteries and concealed water tanks with a capacity of up to 30,000 litres.

Fun gadgets include full Savant home automation, a built-in golf driving range that can double as an outdoor cinema and a glass elevator servicing all four floors.

The decadent interiors are just as headturning with a marble and onyx bar inspired by London’s Laurent restaurant at Hotel Cafe Royal, gold Italian silk velvet accents in the dining room and an Escea gas fireplace in the living room.

On the ground floor the everyday zone houses the state-of-the-art kitchen complete with Wolf appliances, marble surfaces and a vast walk-in pantry.

On the first floor, a games room and bar spill out to the covered deck and pool. Built for grand-scale gatherings and pool parties, there is also a powder room, a full bathroom and a guest bedroom with ensuite and balcony.

In addition to one guest bedroom with an ensuite on the entry level, there are four bedrooms with ensuites upstairs. Located in the corner of Mosman known among locals as Balmoral slopes, the house is close to the beach, harbour parks and eateries along The Esplanade.

Just last week the Mosman Daily reported Mosman Coombs had just notched up Mosman’s biggest sale of the year so far with a grand Kirkoswald Ave house on the suburb’s highest point selling for about $22m.

Well this surpasses that. The suburb record for Mosman is currently $33m for 31 Stanley Ave set in March last year.
