In a positive sign for the looming spring market, a Bellevue Hill apartment with no parking has sold pre-auction for $1.9m over the price guide just 12 days after being listed.
The three-bedroom, three-bathroom 200 sqm residence at 2/29 Benelong Crescent fetched a whopping $5.2m via Ray White Double Bay’s Warren Ginsberg, who’d been guiding $3.3m.
He’d sold the property a year ago last July for $2.6m to developer Gary Gild, who’s done a reno.
Ginsberg had an August 31 auction scheduled, but a bidding war Friday night between two parties who desperately wanted it saw the price escalate way beyond Gild’s wildest dreams.

The apartment spans 200 sqm.
The north-facing terrace with harbour views is a big attraction.
Apart from the obvious drawback (for many buyers) of there being no off-street parking, it was of appeal due to the quality fit-out and the north-facing balcony with uninterrupted panoramic views taking in Rose Bay, Shark Island and Royal Sydney Golf Club.
It’s also in a boutique block of just three apartments.

The strong sale indicates that well-renovated properties will excel this spring.
